Last week, following the city’s media release about the 2026 municipal budget — which stated:
“For a homeowner with a property assessed at $350,000, the approved budget means a monthly change of approximately $19.”
A resident asked an excellent question:
“How many homes in Greater Sudbury are assessed at $350,000?”
I asked the same question, but before sharing what I learned, it’s important to clarify that the assessed value assigned to your home by the Municipal Property Assessment Corporation (MPAC) back in 2016 is very different from what you could sell your home for today. (Note that most residential MPAC assessments have not been updated since 2016).
For example, a home assessed at $350,000 in 2016 would sell for much more today.
Now, to answer the original question:
- There are 52,996 properties in Greater Sudbury with a residential tax classification.
- Of those, just over 38,000 (72 per cent) are assessed at under $300,000.
- And 46,473 (88 per cent) are assessed at under $400,000.
So, take a moment to check your MPAC property assessment notice, last year’s tax bill, or visit the mpac.ca to confirm your assessed value and perhaps get answers to other great questions.
